With summer rapidly approaching, Amir Prestige have experienced a consistent and demanding month of property sales. The Gold Coast has been in increasingly high demand over the past months from Sydney and Melbourne buyers, fueling the largest property boom in years.
Interstate investors have similarly been enticed by the Gold Coast due to increased affordability, as well as the palpable strength of the market. Likewise, the Coast’s population is growing rapidly along with the remainder of Queensland. Figures from the Australian Bureau of Statistics exhibit that migration is indeed at an all-time high.
To put that in perspective, Queensland recorded a 43,933 net increase in population, with around 70 percent of this growth attributed to those relocating from other states. Victoria, on the other hand, showed an excessive decline, indicating that large proportion of their population had relocated to Queensland.
Hot spots such as Mermaid Waters, Miami, Burleigh Heads, and Mermaid Beach have experienced the greatest rise in quarterly and annual price rises, leading to a multitude of record-breaking sales – several which are held by Amir Prestige – with demand propelling the boom well into next year.
Mermaid Beach was the Gold Coast’s first suburb with a $2 million median, following a 32.4 percent annual lift to $2.075 million. Mermaid Waters was no exception, collecting a monumental 47.5 percent increase to a median $635,000.
With incredible activity in the market, now is the time to sell. There is considerable buyer demand for homes in the Mermaid Beach and Mermaid Waters area; with many homes particularly selling off-market.
